I’ve been knee-deep in the real estate and mortgage industry since 1995. My husband Tim & I owned a Correspondent Lender in the late 90’s-2003. I’ve been a Realtor® since 1998 and I’ve also been a partner in a real estate brokerage that focused on sales and property management.
My concerns for my safety really began as a result of my own investing which often took me to boarded up houses long before the real estate crash made that common. While peeking in the window of a house one day (that the lockbox code didn’t work on) all of a sudden a face was peering back out at me! Might have been luck that the lockbox didn’t work that day… who knows what might have happened if I had walked into the house!

Through stories that are both comical and moving, Janine takes audiences across the nation along her historic journey. A journey rooted in five life lessons instilled by Stange’s strong-willed Italian mother who had strict rules about efficiency, organization and living an honest life. Using her own story as the example, Stange makes the argument that the time for self-examination is now. Her mission took both a shift in thinking and habits in order to abandon the comfort zones that Janine occupied for over a decade.
Jim Roman Introduction at 9:55am
If you’re like most small business owners and managers, you had a dream: Owning or managing a small business would give you more control over your life. It would give you the freedom—and the money—to do what you want, when you want to do it.
If you’re like most small business owners and managers, this is your reality: You’re working harder than ever and having less time than you ever imagined for yourself, your family and your life. Maybe you are surviving, but you’re certainly not thriving.
Jim Ferguson Introduction at 10:55am

Everything is changing fast, and we will soon be at a crisis level. It is not a matter of “IF”, it is “WHEN” you will be hit with more bad legislation on the local and state level. Learn the steps that need to be taken by the property manager NOW to preserve the property management profession and protect your rights, your business, and your property owner.
Attorney Harry Heist has fought on the state and local level for three decades writing and advocating for laws and ordinances beneficial to our profession and he has helped to prevent many harmful laws and ordinances from being put into place. He, along with other experienced NARPM members will show you the process from A-Z and teach you how YOU can make a massive difference right now.
There is no time to waste. You will be shown what is driving these harmful laws and ordinances and exactly how the process of your political empowerment can and must occur. After this presentation you will know how to engage in the process, meet with local and state lawmakers and control your destiny.
Confused about how these laws and ordinances get passed? Surprised when they do? Feel helpless? Feel angry? You are NOT alone.
You are going to learn the process in a step-by-step fashion and watch a live demonstration of political empowerment at work. After this presentation you will feel comfortable and excited about your role and mission and how you will play an important and integral part in the system to protect your rights. Rights that are being eroded every single day due to the lack of action by the property manager.
Sandy Geroux Introduction at 12:35pm
Our services have the capacity to be viewed either as commodities that are “all the same” (in which case anyone will do) or as invaluable partners to our clients (in which case no one else will do). Join us as we learn to better position the benefits of our services, our added value, and the impact of our clients selecting the wrong “partner” to manage their properties. Through stories, case studies and examples, Sandy dives into the strategy and tactics that will help us demonstrate why we are (or should be) the property management company of choice.
Phil Owen Introduction at 1:45
Maintaining property awareness is a critical part of the value we provide to clients and are a key way we protect ourselves from liability and expense. But performing “inspections” are part of the job that no one loves. Further, it is a cost center for too many property managers!
We will explore how to get paid for your time when you are performing property condition reports. We will look at various types of “inspections” (move-in, move-out, periodic, lease renewal, etc.) and discuss strategies for working each of those into your lease and management agreements so that you are fairly compensated for your time and experties.
Turn property awareness into a profitable component of your business!
